Nebraska Department of Economic DevelopmentNebraskaGrant

The Nebraska Affordable Housing Trust Fund is the state's long-running housing grant pool for projects tied to economic development. Established in 1996 and run by the Nebraska Department of Economic Development, it supports affordable housing development, rehabilitation, and homebuyer assistance across Nebraska. Eligible applicants include local governments, public housing authorities, Community Action Partnerships, and 501(c)(3) or 501(c)(4) nonprofits with an affordable housing mission. The 2025 cycle opened on February 20, 2025 and closed on May 22, 2025, with a two-step process that moved from pre-application to full application in AmpliFund. Beneficiary households must be at or below 120% of Area Median Income. The fund is a practical fit for public and nonprofit developers working on homebuyer, rental, rehab, or technical-assistance projects. Applicants do best when the project already has a defined service area, a clear housing need, and a plan that matches the program's economic-development framing and a realistic operating budget.
