Mississippi Development Authority's Site Development Grant Program funds the preparation of industrial sites for future projects. It sits under MDA's broader economic-development work and is designed for local governments and economic development organizations, not private operating companies. The program supports publicly owned industrial property, with a focus on due diligence and physical improvements that make sites more competitive. Two active tiers define the size of the work. Ready Sites requires at least 20 highly developable acres and can receive up to $50,000, while Premier Sites requires at least 100 acres, a workforce study, and can receive up to $250,000. Eligible costs include professional services, environmental assessments, utility expansion, transportation infrastructure, land acquisition, demolition, and site improvements, and applicants must bring a 50 percent match from other sources. Rail access, and in some cases airport or port access, strengthens the case. The program is currently between cycles, so the immediate signal is qualification rather than timing. Local governments, counties, municipalities, and nonprofit economic-development entities are the core audience, and the strongest applications are the ones that can show a specific site plan, usable acreage, and a path to marketable industrial readiness. Select Sites exists as an invitation-only tier, which points to a more curated route for the highest-priority locations.
