Funds New Jersey firms with retrofit support for modernization and efficiency innovation.
RETROFIT NJ, short for Reducing Emissions through Retrofits, Optimization, Fuel-Switching, and Innovative Technologies, is New Jersey’s large-scale building retrofit pilot at NJEDA. It is open with a waitlist and is built for commercial, industrial, and institutional owners and their equivalent tenants. Awards run from $2.5 million at the low end to $10 million for most projects and $12.5 million for thermal energy networks, with the pilot capped at $75 million. The program can cover up to 50 percent of eligible costs for for-profit commercial projects and 60 percent for institutional or nonprofit projects. Projects must be in New Jersey, carry at least $5 million in eligible costs, and either use thermal energy networks or combine at least three of the listed retrofit scopes. It favors large projects that are ready to move, with construction beginning within 12 months of agreement and completion within three years. Applicants also need state compliance, tax clearance, and a clear emissions case, with at least one metric ton of CO2e reduction for every $250 requested.
