The South Yorkshire Mayoral Combined Authority (SYMCA) Brownfield Housing Fund is a government-backed programme designed to unlock unused brownfield land for residential development across South Yorkshire's four local authority areas. Since 2020, SYMCA received an initial £53 million from the Department for Levelling Up, Housing & Communities (DLUHC) to support the development of at least 3,300 new homes. The original allocation was fully committed; in February 2024, SYMCA launched a rolling open call to build a pipeline of future sites in anticipation of additional funding. SYMCA subsequently secured a further £118 million from the National Housing Development Fund from April 2026.

Eligible applicants include Local Authorities, Housing Associations, private sector developers, and other housing developers with sites located within South Yorkshire. There are no fixed per-scheme award amounts published; funding levels are assessed on a case-by-case basis against the scheme's deliverability and strategic fit. SYMCA evaluates submissions against its Stronger, Greener, Fairer principles and the MCA Assurance Framework, which assesses due diligence, value for money, and risk. Schemes with affordable housing components, construction innovations, or near-term start-on-site potential are prioritised.

Applications are submitted by completing an Expression of Interest (EOI) form and emailing it to BHF@southyorkshire-ca.gov.uk. There is no competitive deadline — the rolling call is open on an ongoing basis as the programme pipeline develops. Winning submissions typically demonstrate clear site ownership or control, planning viability, and alignment with South Yorkshire's housing growth agenda.
